Nestled in the rolling Hampshire landscape, this bungalow in Four Marks presented an extraordinary opportunity: a compact, underutilised home with an outstanding open view to the rear. What began as a simple exercise in rational planning evolved into a full architectural transformation — proving that with intelligent design, even the most modest properties can achieve exceptional potential.

Winchester Design & Build was appointed to develop a low-cost planning strategy that maximised spatial quality, daylight, and long-term value without overextending the client’s budget. The result is a redefined modern family home — practical, elegant, and futureproof.

Project Overview

The project comprised:

  • A rear kitchen extension opening onto the garden and countryside views.
  • A bedroom extension providing additional sleeping space and improved layout efficiency.
  • A new front porch extension, establishing a clear, welcoming entrance and improving the façade composition.

What was once a dated three-bedroom bungalow is now a spacious four-bedroom family home with a generous open-plan kitchen, dining, and living area — the true heart of the house.

Design and Planning Approach

Our strategy was founded on clarity and economy:

  • Minimal planning risk by respecting the existing building envelope and local context.
  • Carefully proportioned extensions to complement the original form, retaining the character of the bungalow while introducing a contemporary, cohesive language.
  • Optimised layout planning to enhance natural light, flow, and visual connection to the outdoors.

The key objective was to deliver maximum functional and aesthetic gain with minimal planning complexity. By maintaining simplicity in rooflines and materials, we achieved planning approval quickly — keeping costs down while ensuring visual harmony across the property.

Interior Transformation

Internally, the home has been reimagined for modern living. The once confined kitchen has evolved into a large open-plan family space, flooded with natural light and panoramic rear views across the Hampshire countryside.

The material palette was selected to enhance warmth and spatial coherence: clean neutral tones, timber accents, and a continuous floor finish that connects the new and old seamlessly. Each bedroom has been re-proportioned for balance and usability, while the front porch provides a defined transition between public and private zones.

Planning Efficiency and Value Creation

A cornerstone of this project was financial and planning efficiency. Through careful pre-application consultation and measured design, the planning strategy remained low-cost yet high-impact.

Following completion, the property was independently appraised by Strutt & Parker, who confirmed that the extension and alteration works had doubled their construction value in market uplift.

This validation underscores how well-considered architectural design can significantly exceed the expectations of both budget and value — converting a modest bungalow into a lasting family asset.
