Winchester Design & Build successfully delivered the full architectural design, planning consultancy and construction management for the renovation of Mews Cottage, a charming Grade II listed property within the Alresford Conservation Area.
The project involved two key elements:
- A Grade II listed building renovation, including major internal structural alterations with hidden steel supports designed to preserve the historic fabric of the dwelling.
- A garage conversion to form a new annex, providing additional living accommodation while maintaining the building’s historic integrity and compliance with strict conservation policies.
Through strategic design, detailed heritage assessment and careful liaison with Winchester City Council’s Conservation Officer, planning consent and listed building approval were achieved smoothly — demonstrating the firm’s expertise in navigating complex heritage planning frameworks.
Architectural and Structural Design
The cottage, dating back over 200 years, presented considerable technical and spatial challenges. Its existing structure included failing timber beams and an unstable corner wall section that required a full structural intervention.
Our architectural team worked in partnership with structural engineers to install concealed RSJ and flitch beam supports, ensuring long-term stability without visual compromise.
Key works included:
• Complete internal reconfiguration for improved flow and functionality.
• Concealed structural steelwork inserted behind original wall lines.
• Bespoke joinery and reinstatement of traditional timber features.
• Heritage-compliant materials, including lime plaster and handmade clay tiles.
• Conversion of the redundant garage into a fully insulated annex with ensuite accommodation.
The final scheme restored the property’s charm while introducing 21st-century comfort, thermal efficiency and aesthetic balance.
Planning Expertise in a Conservation Context
This project stands as a prime example of planning-led architecture.
Located within one of Hampshire’s most tightly controlled heritage areas, success relied on deep policy knowledge and collaborative negotiation.
Winchester Design & Build’s planning consultants presented a detailed Heritage Impact Assessment supported by photographic evidence, historical mapping and materials analysis.
The application was carefully referenced against:
- Winchester District Local Plan Part 2 Policies DM1, DM17, DM27 and CP13
- NPPF Sections 16 and 66 (Heritage Assets and Design)
By evidencing that the garage conversion and minor external alterations would cause no harm to the listed building’s special architectural interest, the proposal gained full support from officers.
“This approval is a credit to our planning approach – proactive, evidence-based, and sympathetic to heritage integrity,”
said Gary White, Lead Architect and Senior Planning Consultant at Winchester Design & Build.
Interior Architecture and Finishes
Internally, Mews Cottage has been reimagined with modern elegance while retaining its period warmth.
Soft heritage tones, exposed beams and shaker cabinetry now sit alongside modern lighting, bespoke oak flooring and energy-efficient glazing.
Highlights include:
• Farmhouse-style kitchen with sage cabinetry and natural wood worktops.
• Refined living room with bespoke fireplace and herringbone flooring.
• Restored bedrooms with contemporary en-suite facilities.
• Boutique bathrooms combining traditional brassware with minimalist ceramics.
• Energy-efficient underfloor heating system and LED lighting upgrades.
The result is a light-filled home that respects its listed character yet feels contemporary, comfortable and enduring.
Sustainability and Building Performance
Despite its heritage classification, the property now achieves vastly improved energy performance.
Subtle interventions were integrated to enhance sustainability, including:
- Low-energy LED lighting
- Water-saving fittings
- Natural insulation products within reversible linings
- High-efficiency heating and hot-water controls
- Reused materials and lime-based breathable construction
These ensure both environmental responsibility and long-term building health — fully in line with Historic Englandguidance.
Outcome
The transformation of Mews Cottage is an exemplary demonstration of Winchester Design & Build’s skill in managing heritage constraints while achieving modern living standards.
By combining planning intelligence, conservation sensitivity and construction precision, the project redefines what can be achieved within the confines of listed-building law.
